Tampa Bay — St. Petersburg — Clearwater
I own a 1920s bungalow in Tampa. I hate crawling under it too.

You know you should check what’s under there. You also know you’re probably never going to.

That’s why I built PierScan. A robot with 4K high-definition video goes where you don’t want to go. Rotted framing, standing water, dead animals, old wiring — all documented in 24 hours. No crawling. No guesswork.

Why I started this
There’s a reason you haven’t gone under there.

I live in a pier-and-beam bungalow in Tampa Heights. Like most owners here, I kept putting it off.

When I finally went under, it was exactly as bad as I feared. Brown recluses in the corners. Rat droppings everywhere. Snake skins near the hatch.

Nails poking through the subfloor above me. Broken glass near a pier. I had to army-crawl around sewage pipes and exposed electrical wires. Rotted framing I couldn’t properly see.

That was the last time I crawled under my house.

So I bought a professional crawl space robot and started documenting exactly what it sees. Nothing more, nothing less.

No diagnoses. No repair agenda. No sales pitch.

You get 4K high-definition video, annotated photos, and a zone map. Then you decide what to do next with the right licensed professional.

That’s it. That’s the entire company.

What the robot finds
This has been on your list long enough.
Standing water
Rotted framing
Old wiring
Dead animals
Wildlife intrusion
Biological indicators
Who it’s for
You already know if this is you.
Homeowners
You’ve owned the house for years and haven’t been under it once. You know you should. You’re not going to.
Buyers
You’re about to sign. You want to know what you’re actually buying before you’re legally on the hook for it.
Buyer’s agents
Your client needs documentation. You need something objective you can hand them before closing.
Investors
You’re evaluating the bones before you commit. One report tells you more than a walkthrough ever will.
What you get
What the robot gives you.
Documentation
Catch details you’d miss — writing on PVC pipes, exact condition of every pier.
Access
Fit into dead spaces too tight or dangerous for a human.
Safety
Identify mold, moisture, or hazards from a safe distance.
Clarity
See it yourself. No more relying on someone else’s description of a place you’ve never been.
Sample report

Not a brochure. The actual format — zone map, 4K stills, annotated photos, neutral observations. No interpretation. Just what the robot saw.

Nine categories.
Every accessible zone.

The robot documents every accessible area of your crawl space. Areas it cannot reach are logged as limitations by zone.

02
Piers, Beams & Joists
Surface deterioration, structural conditions, pier settlement, gaps between pier and beam, evidence of prior repair.
03
Foundation Walls
Cracks, spalling, gaps, displacement. Stem wall conditions documented by zone and approximate dimension.
04
Biological Indicators
Columnar structures (mud-like material), granular debris, fecal material — documented by photo and neutral description only. No identification made.
05
Plumbing
Visible dripping, mineral deposits, staining, wet areas under pipes..
06
Electrical
Non-metallic sheathed wiring, visible damage, abandoned lines. Visual observation only — not tested.
07
Insulation & Vapor Barrier
Sagging, torn, missing, or wet insulation. Vapor barrier condition — torn, displaced, or absent.
08
Ventilation
Blocked, missing, or damaged crawl space vents. Airflow observations by zone.
09
Access Limitations
Every area the robot cannot reach is logged by zone with the reason noted. Low clearance, water depth, debris, wildlife.
